Inspector qualifications should be the single most important factor when deciding on a Home Inspector. You want someone with a wide range of building construction experience. For example a specialist like an electrician probably knows little about plumbing or roofing. Your inspector needs to be experienced and know the symptoms or tell-tale signs that various problems show. There is no training program or school that can compare with years of good old fashioned hands on experience. An experienced inspector can tell you whether the problems found are major concerns or normal wear & tear and give ballpark estimates on repair cost.
